Job completed for Bathroom Water Damage and Crawl Space Mold Cleanup

An Irmo, SC homeowner called Kingsley water damage & Fire cleanup about water damage in their bathroom. The ceiling over the shower and the rest of the room had been affected, and moisture had soaked into the subfloor under the tile, so they wanted the bathroom and the crawl space directly below it cleaned up and dried out the right way.

Our technician started in the bathroom. The plan there was to set up containment with a zippered door for access, put the room under negative pressure with an air scrubber, and place an air mover and a dehumidifier. About half of the ceiling over the shower and roughly three quarters of the remaining bathroom ceiling were marked for removal, with an asbestos test on the drywall and ceramic tile first, as required before older materials are disturbed. The floor tile was to come up so the subfloor could dry, followed by HEPA vacuuming, an antimicrobial treatment and a full wipe down of the exposed surfaces.

The photo shows the crawl space under the bathroom: brick foundation walls and piers, the white PVC drain line and trap coming down from the bathroom, flexible ductwork and a black plastic vapor barrier over the soil. From underneath, the subfloor was wet and there was microbial growth on the floor joists. The crawl space scope was a 15 by 15 foot containment about 3 feet tall, kept under negative pressure with an air scrubber, three air movers and a dehumidifier, with every affected surface HEPA vacuumed, treated and wiped down.

Homeowner takeaway: water in a bathroom can soak through to the crawl space before it shows on the floor, so ask to have the area under the bathroom checked along with the room itself.
