The inspection in St Matthews started in the bathroom, where growth had spread across the ceiling around the light fixture and down into the corner above the window. Discoloration on a ceiling is usually the visible end of a moisture problem that begins above or behind it, so we checked the ceiling and wall surfaces with a moisture meter, mapped how far the elevated readings reached, and then went into the crawl space under that section of the house to look at the underside of the floor system and the ground cover.

Because of the age of the finishes, the bathroom drywall and ceramic tile were sampled and tested for asbestos before anything was disturbed. That step is not optional. Cutting or breaking suspect material without knowing what is in it turns a contained job into a far larger one, so demolition waited until the results came back and told us how the material could be handled.

We built a containment around the bathroom with sheeting and a zippered entry, then put the room under negative pressure using an air scrubber running HEPA filtration, a fan and a dehumidifier. Negative pressure means air flows into the work zone and leaves through the filtration, so spores loosened during removal do not drift out into hallways and bedrooms. The crew worked in respirators and disposable protection, and material was bagged inside the containment before it was carried out of the house.

Roughly half the ceiling in the shower area came down, along with most of the remaining bathroom ceiling, which opened up the framing and the cavity above where moisture had been sitting. Ceramic tile on the floor was lifted so the subfloor beneath it could be reached and dried properly instead of being closed back up under a finished surface. Exposed framing and surfaces were HEPA vacuumed and wiped down, and an antimicrobial was applied to the cleaned material.

Drying equipment then ran on the open cavity, the framing and the subfloor while we tracked readings at fixed points until they met the dry standard for those materials and held there. The crawl space was cleaned and treated the same way, because a bathroom ceiling in St Matthews will not stay dry if the space under the floor keeps feeding humidity back into the structure above it.

Once the readings held and the cleaned areas passed a final inspection, the containment came down and reconstruction followed: new ceiling material, finish work, and replacement of the flooring that had been removed, returning the bathroom to dry, usable condition.
