Reasons To Choose Kingsley Water Damage & Fire Cleanup

Red Bank Water Damage Restoration Specialists

There is a reason we are known as specialists. Lately, it seems like everyone from carpet cleaners and plumbers to pest control companies is adding "mold remediation" to their list of services. But don’t be misled—there is a massive difference between a company that treats mold as a sideline and a team that lives and breathes remediation. At Kingsley, we invest heavily in ongoing education and the latest industry tech because we know that "close enough" isn't good enough when it comes to your family's health.

We stick to what we do best: returning your home to its original, safe condition as quickly and affordably as possible. The truth is that the water damage and mold industries are largely unregulated, which means almost anyone can slap a "specialist" sticker on their van and call it a day. We don’t just claim expertise; we prove it through years of hands-on experience and a deep understanding of the science behind drying and decontamination.

If you’re in Red Bank and facing an unexpected disaster, you need more than just a guy with a fan. You need a team that knows exactly how to mitigate both the physical damage to your home and the rising costs that come with it. Our Red Bank restoration specialists are on call 24/7, ready to bring the experience and specialized equipment needed to get the job done right the first time.

During a complimentary inspection in Red Bank, SC, our team discovered mold growth in the crawl space, hidden behind insulation. The affected insulation was removed, and a full mold remediation process was completed, including source identification and moisture control to prevent recurrence.

November 10, 2022 | Red Bank, SC

The team from Kingsley was able to finish the drying process with air movers and dehumidifiers, and they were also able to apply antimicrobial treatment to make sure that the home was safe to live in while repairs were being done. The team helped the homeowner to make a claim with their homeowners’ insurance as well so that the repairs could be completed in a timely fashion.

The team at Kingsley arrived and helped set up containment so that the rooms could be dried out. They also provided help with documentation and descriptions of the storm damage for a homeowner’s claim. The homeowner did not have to pay for these services since insurance was involved and because the team took the time to reach out to have the claim updated to reflect their work.

July 11, 2025 | White Knoll, SC

A leak above the ceiling in this White Knoll living room went unnoticed until it gave way --- collapsing the ceiling around the fan and exposing hidden piping. Kingsley quickly responded to contain moisture, remove saturated materials, and protect the structural areas from mold growth.

September 28, 2022 | White Knoll, SC

Our first visit to the White Knoll home was an assessment day rather than a demolition day. We walked the master bedroom and closet, the bathroom and its vents, the laundry room, and the crawl space underneath both wet areas, taking moisture readings in drywall, subfloor, and framing as we went. Thermal imaging helped us see where damp material sat behind finished surfaces, and humidity readings inside the crawl space told us how much water the air itself was carrying. That combination separated the two problems we were dealing with: an ongoing humidity load coming off the HVAC system, and localized residual moisture left over from the repaired supply line.

Because there was visible microbial growth on the crawl space joists and in a few spots inside the master closet, we set up containment before disturbing anything. The affected areas were isolated with sheeting, the supply and return vents serving those rooms were sealed so spores could not ride the duct system into clean parts of the house, and HEPA-filtered negative air machines kept airflow moving out of the work zone instead of into the living space. Crews worked in respirators and disposable suits, and debris was bagged inside containment before it was carried out.

In the crawl space, wet fiberglass insulation was pulled and discarded; once it holds water it stops insulating and starts feeding growth. Exposed joists, sill areas, and subfloor decking were HEPA-vacuumed, cleaned down, and treated with an antimicrobial to kill what remained on the surface of the wood. Inside the house, drywall and trim that stayed wet on repeat readings were removed back to sound material so we could dry the cavity rather than try to dry through a finish. Air movers and low-grain refrigerant dehumidifiers were then set in the affected rooms and in the crawl space, with the dehumidifiers doing the real work of pulling moisture out of the enclosed air.

Drying is not finished when a surface feels dry. We came back daily to log moisture content at the same marked points, tracked temperature and relative humidity in each drying chamber, and moved equipment as the numbers came down. Framing and subfloor had to reach a dry standard consistent with unaffected material in the same house, and crawl space humidity had to hold at a level that would not restart the problem. Only after several consecutive stable readings did we break down containment and pull equipment out of the White Knoll property.

Closing the job out meant dealing with the cause as well as the damage. The homeowner was walked through the thermostat and system settings that had let indoor humidity climb, and the crawl space was left clean, dry, and ready for new insulation. Everything removed was documented room by room so the rebuild could be scoped accurately, and all work areas were HEPA-vacuumed and wiped down before we left. Houses in White Knoll and the rest of Lexington County sit over vented crawl spaces that stay humid most of the summer, so an HVAC system that is not managing moisture indoors tends to show up in the framing under the floor first.

A water pipe break over the weekend had flooring removed and water pooled into the crawlspace damaging insulation and subflooring...

A sudden weekend pipe break left this home with extensive water damage — from warped hardwood flooring upstairs to soaked insulation in the crawlspace below. Our emergency response team arrived quickly, removing the damaged flooring and exposing the subfloor for proper drying. Underneath, water had pooled into the crawlspace, damaging insulation, creating mold risk, and compromising the wood structure. We removed the saturated materials, treated the affected areas, and set up drying equipment to restore the home’s safety and integrity. Acting fast not only stopped the spread of damage but also protected the homeowner from long-term issues like mold and structural decay.

July 21, 2025 | Lexington, SC

A fire loss in Lexington destroyed the upper structure of this home, including the ceiling and attic walls. The doorframe was heavily charred and the roof compromised, allowing outside light to shine through structural gaps. Kingsley responded with emergency board-up, safety clearance, and structrual fire restoration services.

September 02, 2022 | Lexington, SC

We started in this Lexington home with a full inspection, because mold that shows up in one room is rarely limited to that room. Using moisture meters and infrared thermal imaging, we traced how far water from the kitchen ceiling drain had traveled and where it was still sitting inside walls, floors and trim. That gave us a map of every affected area, including the spots behind finished surfaces where nothing was visible from the outside.

Before removing anything, we sealed the work areas off from the rest of the house with plastic sheeting and set up negative air pressure using machines fitted with HEPA filters. This step matters more than most people expect. Disturbing mold releases spores into the air, and without containment those spores drift into rooms that were perfectly fine. The negative pressure kept air flowing into the work zone rather than out of it, and the HEPA units pulled spores out of the air as we worked.

With containment in place, we removed the materials that could not be saved: the affected ceiling and drywall, sections of flooring, and the baseboards and trim. Porous building materials hold mold inside them, so cleaning the surface is not enough and they have to come out. As we went, we HEPA vacuumed surfaces and settled dust to pick up loose spores, then applied an antimicrobial treatment to the wood framing and structural members that stayed in place.

Removal is only half of the job. Mold needs moisture, so the building materials had to be brought back to a normal moisture level before anything was rebuilt. We set commercial dehumidifiers and air movers throughout the affected part of the home and checked relative humidity and the moisture content of the wood and drywall every day with meters, rather than guessing from how the air felt. The equipment stayed running until those readings held steady at normal levels.

Once the readings confirmed the structure was dry and the cleaning was finished, the space was ready to be put back together with new drywall and ceiling, new flooring and new trim. Most of the families we work with in Lexington are less concerned with the construction side and more concerned with whether the problem is actually gone, which is why the drying data and the containment steps matter as much as the visible repairs.

Mold work like this often looks worse in the middle than it did at the beginning, because opening up ceilings and walls exposes everything the leak touched. That is a necessary stage rather than a setback. By the end, the source of the moisture had been repaired, the contaminated materials were gone, the remaining structure had been cleaned and treated, and the house was dry.
