The inspection in the bathroom of this Moncks Corner home started at the vent and worked outward. Growth patterns on a ceiling usually point back to where the moisture is landing, and here the heaviest speckling ran along the wall-to-ceiling joint closest to the supply register. We took moisture readings across the ceiling and the adjoining wall, checked the attic side of the assembly above the bathroom, and looked at the duct line and its insulation where it passed through unconditioned space. The readings and the pattern together pointed to condensation on an under-insulated duct rather than a leak from above.

Bathrooms are small, which makes containment easy to build and a bad thing to skip. We sealed the doorway, covered the fixtures and floor, and shut down and covered the register so nothing was drawn back into the duct system during the work. An air scrubber with HEPA filtration ran the whole time, exchanging the air in the room and holding it under slight negative pressure so dust and spores stayed inside the work area. Cutting into a ceiling that has growth on it releases far more into the air than the visible staining suggests, which is the reason the room is closed off before any tools come out.

Contaminated finish materials were removed rather than painted over. About fifteen square feet of affected wall and roughly half of the ceiling were cut out, along with about half of the blown insulation in the ceiling cavity, which had absorbed moisture and had to come out for the cavity to dry and be cleaned properly. Wallpaper adhesive holds moisture and growth particularly well, so all affected wallpaper in this Moncks Corner bathroom was taken off down to the substrate.

With the cavity open, the exposed framing, the top plate, and the back side of the remaining ceiling were HEPA-vacuumed, then cleaned and treated with an antimicrobial. Drying equipment was set to bring the framing and cavity down, and we rechecked moisture at the same points over the following days until the assembly held dry readings. A final visual inspection of the work area confirmed no remaining growth on the cleaned surfaces before containment came down. Verifying the cavity is dry matters as much as the cleaning itself, since a ceiling closed up over damp framing and new insulation will simply repeat the process out of sight.

Because the source was condensation rather than a one-time spill, the duct line and its insulation were addressed as part of closing the job out. If warm, humid air keeps meeting a cold duct surface, the same staining comes back in a season or two. The bathroom in this Moncks Corner house was left clean, dry, and open at the removed sections, with the scope documented so drywall, insulation, and finishes could be replaced accurately.
