Job completed for Bathroom Vent Condensation Mold Remediation and Ceiling Removal
Completion date: October 23, 2026
Location: Columbia, SC
Why did the customer contact us?
A Columbia, SC homeowner called Kingsley water damage & Fire cleanup after spotting growth on the bathroom wallpaper and ceiling around the exhaust vent. Moisture moving through the bathroom's duct line had been condensing at the vent for some time, and the homeowner wanted to know what was causing it and have it removed the right way before anything was repaired.
Solutions provided:
Our technician inspected the bathroom, the vent and the attic above it. The likely cause was the duct line serving the bathroom: too much moisture was being pushed through the vent, it condensed around the opening, and that kept the wallpaper and ceiling damp long enough for bacterial growth to form. Moisture readings were elevated around the vent, while the tight attic space showed only an old, dry water stain on the roof decking and no active leak. No other rooms were affected, so the work was kept to this one bathroom, and remediation was scheduled before any drying or rebuild.
The photo shows the containment the crew built before removal started: plastic sheeting sealed with blue tape across the bathroom doorway, with a zippered entry and support poles, so dust and spores stayed inside the work area. Inside containment, the crew removed about 15 square feet of affected wall, about half of the ceiling and about half of the blown-in insulation above it. The exposed framing was HEPA vacuumed, cleaned and treated with antimicrobial, and the entire room was HEPA vacuumed. An air scrubber ran for three days, along with one air mover and one dehumidifier to dry the framing out.
Homeowner takeaway: if a bathroom vent stays damp or you see dark spots on the ceiling around it, the duct may be moving moist air to the wrong place, so have it checked before you paint over it.
