A high-end residential property on Hilton Head Island, SC, suffered severe multi-level damage following a catastrophic failure of an upstairs water heater. The resulting flood not only ruined the upstairs utility area and bath but cascaded into the main living spaces, severely compromising expansive first-floor hardwood floors and ceilings. Critically, the water tracked down the wall cavities and saturated the structural elements and soil within the home's crawl space. This dual-level saturation created a complex drying challenge and a high-risk environment for costly secondary damage, including floor warping and rapid mold growth, which is a major concern in the humid Lowcountry climate.
Kingsley Water Damage and Fire Clean Up provided immediate, 24/7 emergency water mitigation. We quickly isolated the water source, performed intensive extraction from both floors, and carefully removed compromised materials to create ventilation paths. Recognizing the immense value and sensitivity of the hardwood, we employed specialized floor drying mats and positive pressure systems to safely draw trapped moisture out of the wood grain, often saving the floors from complete replacement. Simultaneously, our IICRC-certified technicians tackled the saturated crawl space, utilizing commercial-grade LGR dehumidifiers to aggressively remove moisture from the subfloor and soil. As an independent company, we meticulously documented all protocols, successfully advocating with the insurance carrier to ensure the scope of work covered the highly technical drying of the hardwood and the full remediation of the crawl space.
