Crawl space work in Pontiac, SC usually starts with removal rather than drying, and this job was no exception. The plastic sheeting and the insulation under the house had both absorbed water. Neither can be salvaged once that happens. Insulation in particular acts like a sponge held against the underside of the floor, and leaving it in place would have kept the subfloor damp no matter how much equipment we ran. So all of the water-damaged sheeting and insulation was removed and disposed of before anything else began.

With those materials out, the structure underneath was finally accessible. We HEPA vacuumed the joists, the subflooring and the duct work, which pulls loose spores and debris out at the source instead of letting the cleaning process throw them into the air. An antimicrobial treatment was then applied across those same surfaces. Treating the duct work matters as much as treating the framing, because ducts are the one component down there with a direct line into the rooms above.

Throughout the removal and cleaning, the crawl space was held under negative air pressure. Air scrubbers and blowers were vented to the outside, so the air being moved around left the building rather than circulating into the living space. This is the practical reason a crawl space job can be done while a family stays in the house: the pressure differential means air travels down and out, not up.

Our technicians wore full protective equipment for every phase, including Tyvek suits, vinyl gloves and respirators. That is standard for this kind of work. A crawl space that has been wet long enough to ruin its insulation is not a space anyone should be breathing in unprotected.

Once the space was cleaned, treated and dry, we sealed it and installed a new twenty foot plastic vapor barrier. The barrier is the part that protects the work going forward. Ground moisture rises constantly in a Pontiac crawl space, and without a sound barrier between the soil and the framing, the same conditions that caused the original problem simply start over.

The result is a crawl space with the damaged materials gone, the framing and duct work cleaned and treated, and a fresh barrier in place. Most of the value here is invisible from inside the house, which is exactly why this kind of damage tends to go unnoticed until someone goes down and looks.
