Water Damage Restoration Process in Kershaw

The Water Damage Restoration Process in Kershaw County, SC

The structural materials used during your home’s construction such as drywall and wood, and personal items like carpets, furniture fabrics, and draperies will quickly absorb water during a water intrusion. Shortly after the water makes its way into your home, a musty odor will develop. Our expert water technicians will use moisture detection equipment to search for and identify any areas or personal items affected by water, even in hard-to-find places like inside wall cavities or under different types of flooring. Our team of experts will extract as much water as physically possible and then set up low-grain refrigerant dehumidifiers and high-volume air movers to evaporate and dry any remaining moisture. In just a few days, your home will be returned to its original condition and your life will return to normal, with no secondary damage – and best of all, no concerns about mold.

The job in Kershaw began with a walkthrough to establish where moisture had actually reached. What shows on the surface rarely matches what has soaked into subfloor, wall cavities and framing, so we worked through the affected rooms with moisture meters and thermal imaging, marked the damp areas on a sketch of the floor plan, and logged elevated readings in the wood sill plate at the base of the kitchen wall. Those readings set the boundary for everything that followed.

Before any material came out, we set up containment and made the work area safe. Plastic sheeting with a zippered access door closed off the affected section of the house so dust and airborne particles stayed inside the work zone, and air scrubbers running HEPA filtration kept the rest of the home clean while demolition was underway. Outlets near the wet flooring were checked before equipment was plugged in, and belongings were moved clear of the rooms being worked in.

Removal came next. Carpet and padding were pulled from the living areas, and the laminate and vinyl flooring in the kitchen was taken up along with the baseboards behind it. With the finished flooring gone, the meters were confirmed by what we could see: a saturated subfloor with old adhesive and staining across the surface. Lower cabinets that had been sitting in water were removed as well, so the wall and floor behind them could dry instead of holding moisture out of sight.

With the wet material out, we built the drying setup. Air movers were positioned low along the floor and through the doorway between rooms to push a steady sheet of air across the exposed subfloor, while dehumidifiers pulled the released moisture out of the air rather than letting it settle somewhere else in the house. The equipment ran continuously, and the hallway and doorways were used as air paths so the whole area dried as one system instead of several isolated rooms.

Drying is only finished when the readings say so. We returned to the property daily to take readings at the same marked points, log them against the dry standard for each material, and reposition equipment wherever a spot was lagging behind. Once the subfloor, framing and wall bases held at normal levels across consecutive visits, the equipment came out and the containment was taken down.

The final stage was putting the rooms back together. Surfaces were cleaned and treated, and the baseboards, flooring and cabinetry that had been removed were replaced so the finished space matched what was there before the loss. A record of the daily moisture readings and the work performed was left with the homeowner in Kershaw for their file.

Two weeks is a long time for a hot water line to run into a crawlspace, and that changed how we approached this Kershaw County job from the start. Warm water evaporates faster and raises humidity throughout the space, so we were not only looking for wet wood. We ran moisture mapping with thermal imaging across the crawlspace, then extended it to the ductwork and the exterior walls of the main building, because vapor that heavy does not stay where it started.

That wider check turned out to matter. Condensation had reached the HVAC ductwork, which meant the crawlspace was not a sealed problem — it had a direct path into the living space above. Anything we disturbed down there could travel through those ducts into bedrooms and living rooms, so containment became the first priority rather than an afterthought.

We isolated the crawlspace with containment barriers to cut off that route and stop damp air and spores from migrating upward. Because of the microbial growth, technicians worked in full protective equipment through every phase. This is standard when growth is visible and established rather than incidental, and two weeks of warm moisture is more than enough time for it to become established.

Mitigation started with pulling out the insulation, which was thoroughly soaked. Wet insulation is one of the worst things to leave in place: it holds water against the subfloor and joists, it blocks airflow, and it gives growth somewhere to keep going long after the leak is fixed. With that removed, the framing was exposed and could be cleaned and treated directly.

Drying followed, with the equipment sized to a crawlspace that had been absorbing moisture for a fortnight rather than a day. We took readings as it ran and kept going until the wood came back to normal levels, checking the areas near the ductwork and the exterior walls as carefully as the obvious spots near the break.

Cases like this one in Kershaw County are a good argument for looking under the house occasionally, even when nothing seems wrong upstairs. A hot water line can run for two weeks without a single visible sign in the living space, and the difference between a straightforward dry-out and a full remediation with containment and insulation removal is mostly a matter of how long it went unnoticed.
